Fortune Towers: what ₹4,499 a square foot buys in Mallampet
430 apartments across five acres, four minutes from ORR Exit 4A. We publish the price openly, because almost nobody else does.
Go looking for flats in Hyderabad and you will meet the same wall repeatedly: price on request. It is standard practice and it exists to force a phone call, at which point somebody qualifies you before you have qualified them.
We think that is backwards, so here is the number first. Fortune Towers is ₹4,499 per square foot at launch. A 1,000 sq.ft 2 BHK works out to roughly ₹45 lakh. A 2,000 sq.ft 3 BHK to roughly ₹90 lakh. Both before GST, registration, corpus and statutory charges — which are real money and which we will itemise for you on request.
If that band does not suit you, you have saved a phone call. That seems like a better outcome for both of us.

The location argument, and its limits
Mallampet sits on the Bachupally corridor with ORR Exit 4A four minutes away. From there the Outer Ring Road connects to the western employment hubs without going through city traffic. HITEC City and the Financial District are each around 30 minutes.
That 30-minute figure deserves a caveat, because everybody quotes it and almost nobody measures it. It is a reasonable off-peak number. At 8:45 on a Tuesday it will be longer. We are filming the actual drive and will publish the real number here when we have it — including if it is unflattering.
What is more solid is that Bachupally and Bollaram, ten minutes away, are an established residential belt with schools, hospitals and retail already built rather than promised. For a corridor property that matters more than the commute claim, because it determines whether the place is liveable on day one.
What we would ask before booking
We market this project and earn commission on it. So rather than list amenities at you, here is the list of questions we would ask if we were buying:
- Carpet area versus super built-up. Marketing materials list areas without always specifying which. RERA requires carpet area disclosure. Ask for both figures in writing.
- The RERA-declared completion date. "24 months" from an unstated start is not a date. There is a declared date on the RERA filing. Ask for it.
- The full cost sheet. Base price is the beginning. Corpus fund, maintenance deposit, car park, GST, registration — get every line before you compare against another project.
- "Or equivalent" in the specification. Standard practice, and it gives the promoter latitude to substitute. If a particular fitting matters to you, get it named in the agreement.
- Which banks have approved the project. It affects your loan timeline materially.
- Verify the RERA registration yourself at rera.telangana.gov.in. It takes two minutes and you should do it for every project, including this one.
Who it suits
On the numbers, this is a mid-market corridor product: a 2 BHK under ₹50 lakh with a genuine clubhouse, aimed at IT professionals and families who want more space than Gachibowli pricing allows and are willing to drive for it.
It is not a premium address and it is not a short commute. If either of those is your priority, this is not your project and we would rather say so now.
