What is being built, and when it actually arrives
Announcements are not construction and construction is not completion. Here is where each of Hyderabad's major projects genuinely stands.
What major infrastructure is under way in Hyderabad?
Hyderabad has four large projects in motion: Metro Rail Phase 2 spanning 122.9 km across eight corridors, the Regional Ring Road, the Future City development south of the city, and a 200-acre AI City. Of these, only the Regional Ring Road's northern section and preparatory metro work are physically under construction. The rest remain at approval, acquisition or planning stage.

What this means if you are buying property on a proposed corridor. Construction has not begun on most Phase 2 corridors. A property marketed today as "metro connected" is being sold on a line that is, at best, four years away and not yet fully sanctioned. That may still be a good decision — but price it as a four-to-six year wait, not a current amenity.
Regional Ring Road
The RRR is the single development most likely to reshape land economics outside the ORR over the next decade.
Northern section
Around 94% of land acquisition complete, with construction under way. This is the part that is genuinely happening rather than pending.
Southern section
Still in land acquisition, with tenders awaited. Meaningfully behind the northern alignment.
Alongside it, the state is progressing ORR upgrades and the Musi Riverfront Redevelopment. Corridors along the Mumbai Highway near Sadashivpet and Zaheerabad sit within reach of the RRR alignment, which is a large part of why land in that belt draws attention.
Future City and AI City
Future City
An economic, residential and innovation corridor planned south of Hyderabad, with a development authority established and a master plan covering sustainable infrastructure, mobility, technology, education and employment.
Early stage. Treat published master plans as intent rather than schedule.
AI City
A 200-acre development announced for AI product companies, startups, Global Capability Centres and R&D units.
Consistent with a real trend: Hyderabad already takes 21% of India's GCC leasing, roughly 53 million sq ft.
The honest reading
Hyderabad has a genuinely strong hand: 10.7% GSDP growth at current prices, ₹3.13 lakh crore of IT exports, 9.39 lakh IT jobs, a fifth of the country's GCC leasing, and infrastructure commitments with budget lines behind them rather than just press conferences.
It also has the standard Indian infrastructure gap between announcement and ribbon-cutting. Both are true. Anyone selling you only the first half is selling you something.
The practical use of this page is simple: when a broker tells you a location is "metro connected" or "on the RRR", come back here and check which section, and what stage it is at.
